Gibbs Capital Announces Wire Park
Gibbs Capital is pleased to announce Wire Park, a $60 million mixed-use development project in Oconee County - home to Georgia’s number one ranked school system and the second-best county for families in America, according to Niche.
After more than 50 years as a wire manufacturing plant, the aptly named 66-acre site will feature 130 residential units, expansive greenspace, and 225,000 square feet of commercial, office, and retail space including the region's first food hall, the Oconee County Library, and a 28,710 square foot indoor baseball training facility.
As the first large-scale adaptive reuse project in the area, Wire Park looked to Atlanta-based architect Dan Osborne and Athens-based E+E Architecture to assist with the design and restoration process. “Preserving the building’s historic significance has been a priority from the beginning and we are reusing and repurposing as many materials as possible.” said Duke Gibbs, CEO of Gibbs Capital, who is also serving as the general contractor under Gibbs Capital Construction.
Shaded by exposed steel beams that once served as a foundation for the now-removed roof, the open-air courtyard serves a natural gathering place. The courtyard is flanked on either side by shops and restaurants boasting exposed brick, walls of glass, and 25-foot ceilings. The lush greenspace will serve as the epicenter for community programing and will regularly play host to live music, family movies under the stars, fitness classes, farmers markets, and more.
Retail, restaurant, and food hall leasing is led by Stafford, with industry veterans Melissa Ahrendt and Nick Addison at the helm. “We are in the business of placemaking, and Wire Park is no exception.” said Ahrendt, Stafford’s Director of Real Estate. “Nick and I are focused on cultivating a dynamic mix of both local and new-to-market chefs, makers, and purveyors to create something truly unique for Oconee County residents and visitors.”
Construction on the sold-out office space is underway. Eleven businesses including Golden Pantry and Smith Planning Group will relocate their corporate headquarters to Wire Park.
The residences at Wire Park will comprise 56 condominium flats, 21 townhouses, and 53 single-family homes ranging in size from 1,600 to 3,500 square feet. Nearly 50% of the condos offered in the first round of pre-sales have been reserved, with construction scheduled to begin later this summer. Reign Streiter of Athens-based Give Back Real Estate is the agent of record.
Wire Park is slated to open in Spring 2022.
